Bautex Launching A New Program for Residential Construction

Bau­tex Sys­tems is the devel­op­er and man­u­fac­tur­er of The Bau­tex Wall Sys­tem, the most inno­v­a­tive and cost-effec­tive way to build high-per­for­mance homes today. Bau­tex man­u­fac­tures the Bau­tex Block in San Mar­cos, Texas, which lies at the cen­ter of the Texas Inno­va­tion Cor­ri­dor. As one of the only high-per­for­mance build­ing sys­tem man­u­fac­tur­ers in Texas, Bau­tex is hav­ing a sig­nif­i­cant impact on the way com­mer­cial and res­i­den­tial build­ings are con­struct­ed all across the state.

Bau­tex under­stands that chang­ing the way build­ings are con­struct­ed not only requires new tech­nol­o­gy, but also inno­v­a­tive ways to make the process of design­ing and con­struct­ing with this new tech­nol­o­gy as sim­ple, fast and cost-effec­tive as pos­si­ble. The Innovation Chasm

When it comes to pur­chas­ing a home today, buy­ers are demand­ing a sig­nif­i­cant­ly bet­ter liv­ing and own­er­ship expe­ri­ence than ever before. Buy­er pri­or­i­ties are quick­ly shift­ing from the max­i­miza­tion of square footage and the num­ber of spaces in a home to deci­sions that make liv­ing in the home eas­i­er and more enjoy­able. Home buy­ers are begin­ning to down­size their homes in favor of bet­ter con­struc­tion and high­er qual­i­ty mate­ri­als that make the home qui­eter, health­i­er, safer, more com­fort­able and sig­nif­i­cant­ly eas­i­er to maintain.

Unfor­tu­nate­ly, meet­ing these demands both tech­no­log­i­cal­ly and eco­nom­i­cal­ly has been a real chal­lenge for res­i­den­tial devel­op­ers and home builders. To date, tech­no­log­i­cal advances in home build­ing have large­ly been at the periph­ery, includ­ing items like smart ther­mostats, high­er effi­cien­cy appli­ances and home enter­tain­ment and automa­tion sys­tems. In the past 75 years, there have been no sig­nif­i­cant changes to the main com­po­nents of a house – the struc­ture and the skin” of the building.

This is not just the fault of devel­op­ers and builders, although they are very impor­tant to the com­mer­cial­iza­tion of new tech­nolo­gies that promise to rad­i­cal­ly improve the way homes are built in this coun­try. Build­ing mate­ri­als man­u­fac­tur­ers must also bring inno­v­a­tive solu­tions that address both the tech­no­log­i­cal and eco­nom­ic chal­lenges devel­op­ers and builders face.

Driving Innovation Through Technology

The Bau­tex Wall Sys­tem is one of the key build­ing tech­nolo­gies that will dri­ve inno­va­tion in the res­i­den­tial con­struc­tion indus­try. Bau­tex is inno­v­a­tive in two key ways:

  1. The Bau­tex Wall Sys­tem sig­nif­i­cant­ly improves the per­for­mance of homes in near­ly every pos­si­ble area of com­par­i­son includ­ing ener­gy effi­cien­cy, indoor envi­ron­men­tal qual­i­ty, fire and wind­storm safe­ty, ther­mal and sound com­fort, and long-term dura­bil­i­ty and resiliency.

  2. Most impor­tant­ly for devel­op­ers and builders, Bau­tex makes it pos­si­ble to build high-per­for­mance homes at prices that are com­pet­i­tive in the mar­ket today. 

With­out ques­tion, a home built with Bau­tex pro­vides today’s home buy­er with the qual­i­ty expe­ri­ence they are look­ing for that sim­ply can­not be matched by con­ven­tion­al wood fram­ing. Build­ing with Bau­tex also low­ers main­te­nance and repair costs and headaches, one of the chief com­plaints that home­own­ers have about homes con­struct­ed using tra­di­tion­al technologies. 

Of course, cost is a con­cern because buy­ers are not expect­ing to pay a sig­nif­i­cant pre­mi­um for a bet­ter home. They believe that in 2019 they should be get­ting so much more per­for­mance and fea­tures and should be spend­ing no more than they are today. They do not believe that a Nest® ther­mo­stat in a home built with wood fram­ing – a 19th-cen­tu­ry tech­nol­o­gy – makes any sense.

After a num­ber of years work­ing with builders and devel­op­ers direct­ly, we have seen it demon­strat­ed that a home can be con­struct­ed with the Bau­tex Wall Sys­tem at the same cost as con­ven­tion­al wood fram­ing when account­ing for all the costs of con­struc­tion: mate­ri­als, labor, con­struc­tion time, sched­ule con­flicts, re-work and war­ran­ty repairs, and fin­ish­es. Cost should no longer be the rea­son for not adopt­ing new tech­nolo­gies like Bautex.

Driving Economic Innovation

There are many eco­nom­ic rea­sons for devel­op­ers and builders to not take on the risk and effort of com­mer­cial­iz­ing new build­ing tech­nolo­gies, but they ignore the chang­ing demands of the mar­ket at their own per­il. The risk of not chang­ing has now become high­er or soon will be. The pur­pose for Bau­tex Fast Track is to lever­age economies of scale and oth­er syn­er­gies by cre­at­ing a ful­ly designed home build­ing solu­tion where all the work of design­ing a home has already been com­plet­ed, oth­er than local­iza­tion to a spe­cif­ic piece of prop­er­ty. By reduc­ing the up-front cost of design­ing a home and reduc­ing the time it takes to get con­struc­tion start­ed, Bau­tex Fast Track elim­i­nates the eco­nom­ic argu­ments for adopt­ing new build­ing technologies.

From this sim­ple pro­gram, devel­op­ers and builders can cre­ate hun­dreds of dif­fer­ent home designs and be ready to build in less than 30 days. The Bau­tex Fast Track is a solu­tion that provides:

  1. Local­ized archi­tec­tur­al plans ready for per­mit and construction
  2. Com­plete struc­tur­al engi­neer­ing of foun­da­tion and walls
  3. Mul­ti­ple inte­ri­or design pack­ages and prod­uct order­ing information
  4. Opti­mized mechan­i­cal engi­neer­ing design and equip­ment plan

The first Bau­tex Fast Track pro­gram will be tai­lored to urban infill lots that are com­mon in most cities with lot widths as small as 40 feet. The pro­gram will pro­vide sev­en dif­fer­ent floor plan con­fig­u­ra­tions for sin­gle fam­i­ly, duplex and a new acces­so­ry dwelling unit (ADU) option. The pro­gram will also include six archi­tec­tur­al ele­va­tions and two inte­ri­or design pack­ages to choose from.
