Bautex Launching A New Program for Residential Construction

Bautex Systems is the developer and manufacturer of The Bautex Wall System, the most innovative and cost-effective way to build high-performance homes today. Bautex manufactures the Bautex Block in San Marcos, Texas, which lies at the center of the Texas Innovation Corridor. As one of the only high-performance building system manufacturers in Texas, Bautex is having a significant impact on the way commercial and residential buildings are constructed all across the state.

Bautex understands that changing the way buildings are constructed not only requires new technology, but also innovative ways to make the process of designing and constructing with this new technology as simple, fast and cost-effective as possible. This is especially true in the residential market where innovation has been the slowest in coming.

In order to lower the cost, effort and risk for residential developers and builders to deploy new building technologies, Bautex is launching the Bautex Fast Track program for residential construction — an integrated design and construction platform that will allow developers and builders to deliver next-generation homes faster and at competitive market prices.

The Innovation Chasm

When it comes to purchasing a home today, buyers are demanding a significantly better living and ownership experience than ever before. Buyer priorities are quickly shifting from the maximization of square footage and the number of spaces in a home to decisions that make living in the home easier and more enjoyable. Home buyers are beginning to downsize their homes in favor of better construction and higher quality materials that make the home quieter, healthier, safer, more comfortable and significantly easier to maintain.

Unfortunately, meeting these demands both technologically and economically has been a real challenge for residential developers and home builders. To date, technological advances in home building have largely been at the periphery, including items like smart thermostats, higher efficiency appliances and home entertainment and automation systems. In the past 75 years, there have been no significant changes to the main components of a house – the structure and the skin” of the building.

This is not just the fault of developers and builders, although they are very important to the commercialization of new technologies that promise to radically improve the way homes are built in this country. Building materials manufacturers must also bring innovative solutions that address both the technological and economic challenges developers and builders face.

Driving Innovation Through Technology

The Bautex Wall System is one of the key building technologies that will drive innovation in the residential construction industry. Bautex is innovative in two key ways:

  1. The Bautex Wall System significantly improves the performance of homes in nearly every possible area of comparison including energy efficiency, indoor environmental quality, fire and windstorm safety, thermal and sound comfort, and long-term durability and resiliency.

  2. Most importantly for developers and builders, Bautex makes it possible to build high-performance homes at prices that are competitive in the market today.

Without question, a home built with Bautex provides today’s home buyer with the quality experience they are looking for that simply cannot be matched by conventional wood framing. Building with Bautex also lowers maintenance and repair costs and headaches, one of the chief complaints that homeowners have about homes constructed using traditional technologies.

Of course, cost is a concern because buyers are not expecting to pay a significant premium for a better home. They believe that in 2019 they should be getting so much more performance and features and should be spending no more than they are today. They do not believe that a Nest® thermostat in a home built with wood framing – a 19th-century technology – makes any sense.

After a number of years working with builders and developers directly, we have seen it demonstrated that a home can be constructed with the Bautex Wall System at the same cost as conventional wood framing when accounting for all the costs of construction: materials, labor, construction time, schedule conflicts, re-work and warranty repairs, and finishes. Cost should no longer be the reason for not adopting new technologies like Bautex.

Driving Economic Innovation

There are many economic reasons for developers and builders to not take on the risk and effort of commercializing new building technologies, but they ignore the changing demands of the market at their own peril. The risk of not changing has now become higher or soon will be. In order to bridge this innovation chasm, Bautex is introducing an integrated design and construction platform that makes it faster and easier for developers and builders to move forward.

The purpose for Bautex Fast Track is to leverage economies of scale and other synergies by creating a fully designed home building solution where all the work of designing a home has already been completed, other than localization to a specific piece of property. By reducing the up-front cost of designing a home and reducing the time it takes to get construction started, Bautex Fast Track eliminates the economic arguments for adopting new building technologies.

From this simple program, developers and builders can create hundreds of different home designs and be ready to build in less than 30 days. The Bautex Fast Track is a solution that provides:

  1. Localized architectural plans ready for permit and construction
  2. Complete structural engineering of foundation and walls
  3. Multiple interior design packages and product ordering information
  4. Optimized mechanical engineering design and equipment plan
  5. Integrated Solution Team providing construction support

The first Bautex Fast Track program will be tailored to urban infill lots that are common in most cities with lot widths as small as 40 feet. The program will provide seven different floor plan configurations for single family, duplex and a new accessory dwelling unit (ADU) option. The program will also include six architectural elevations and two interior design packages to choose from.

More details will be announced soon. To be the first to be notified of the release of the first Bautex Fast Track program, please fill out the form below or contact us today.
