The Opportunity

In 2012, building tenant Bautex Systems started working with real estate developer Ironsight PSMT to design and construct an office building that would serve as Bautex headquarters and a showcase for their high performance wall system.

The Bautex Wall System provides a more efficient way to meet the latest building codes while shortening construction times and lowering costs. The system also reduces the amount of exterior noise that can enter the building.

The office is located close to a major highway that is also a continuous source of noise. The goal for the project was to design a roughly 3,900 square foot office building that would significantly reduce energy consumption and improve indoor environmental quality, in contrast to office buildings in the region built using traditional materials.

 

Key Design Features

The R-14 continuous insulation provided by the innovative Bautex Wall System exceeded building code requirements and eliminate thermal bridging through the exterior walls. This significantly reduced the amount of thermal energy passing through the walls in the hot-humid climate of Central Texas.

In addition, the heat capacity of the concrete walls also significantly contributed to the reduction of heat load on the interior of the building. Energy efficiency was enhanced by the application of a full-width stone veneer on the south-facing side of the building.

Thermal efficiency in the construction means that the HVAC units generally operate at a lower speed, accelerating to a higher speed only for limited periods of time during the afternoon on especially hot days.

Conclusion

Ironsight PSMT succeeded in designing and constructing a high-performing office building at a competitive market cost. Energy consumption has proven to be significantly lower than other buildings in the region, and indoor comfort is outstanding.

Results

Ironsight PSMT succeeded in designing and constructing a high-performing office building at a competitive market cost. Energy consumption has proven to be significantly lower than other buildings in the region, and indoor comfort is outstanding.

Minimize Operating Costs

Monitoring data shows the building is averaging less than $125 a month (1,250 kWh/month) on average in heating and cooling costs. These savings, combined with the low cost to operate LED lighting, results in electrical bills below $200 a month on average (2,000 kWh/month)

Air-Tightness

The building is “impressively airtight” with an air infiltration score of 2.2 air changes per hour (ACH50).

Indoor Environmental Quality

Occupants benefit from even temperatures and an extremely quiet work environment, even though it is located adjacent to a manufacturing facility and interstate highway.
